Responsibilities: Supervise and organize all engineering activities. Develop engineering goals and objectives for the property. Daily leadership and administration of the engineering functions at the property with the objectives of safely and effectively operating machinery and building systems. Encourage and foster a team oriented environment through positive feedback with the property management team allowing the property team to share new ideas and initiatives. Formulate and implement an effective site-specific preventive maintenance and work order program at the property. Maintain compliance with the Engineering Services Compliance Program. Demonstrate improvement from previous scores. Fully implement all standard JLL initiatives such as 4Sight, Operations Audit, Energy Star, etc. Demonstrate the ability to understand the engineering design and operational aspects of the Base Building systems and be able to immediately recognize system performance deficiencies and respond to operational and emergency situations. Insures the availability of an adequate inventory of tools and other supplies to operate the building. Protect and improve the value of the owner's asset and ensure that building machinery and systems meet or exceed their expected life. Manage contracted service work at the property, including understanding and developing the scope of service, bidding, awarding and administering the contract duties. Organize and manage all administrative functions related to the engineering department, such as a work order and PM program, monthly reports, budgets, ordering supplies, etc. Work with the General Manager to manage all tenant and capital improvement construction projects from construction document review to project closeout and completion. Working with the General Manager, annually prepare the operational and capital portion of the budget. Monitor operational expense performance throughout the year. Assist in the development of a Capital plan which would include planning for infra-structure upgrades, equipment replacements and building modifications to ensure the building's future capabilities are maintained. Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices. Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law. Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings. Setup a comprehensive program to track and manage the consumption of all utilities servicing the property, such as Electricity, natural gas, fuel oil and water. Willingness to provide regional support for due diligence or provide other needed support for new property assignments Willingness to participate in new business presentations, cross selling, etc. Perform any and all other duties as assigned or requested by General Manager. Qualifications: College degree in engineering field a plus, but not required. Minimum High School diploma or GED equivalent. Universal CFC certification required, or obtained in 1 st year of employment. Electrical 07 license a plus, but not required. Hold an Engineering license of proper grade to operate the building and it's systems with-in the jurisdiction in which it is located. 10+ years of experience in facility/plant engineering and maintenance supervision. 10+ years of project management experience. Managerial experience and strong interpersonal skills. Proven record of excellent internal and external customer service. Ability to communicate well in both oral and written reports.
